GSFArk publishes independent research focused on Tokyo real estate, Japanese housing markets, and long-term investing.
Data Sources
Whenever possible, articles rely on primary sources, including:
- Ministry of Land, Infrastructure, Transport and Tourism (MLIT)
- REINS Market Information (publicly released summary reports and public reference materials)
- Tokyo Metropolitan Government Statistics
- Bank of Japan
- Corporate financial statements and public disclosures
- Public property transaction data
Each article includes source references whenever data is used.
A note on MLIT data: GSFArk accesses MLIT datasets directly via official API (with credentials issued by MLIT), enabling ongoing accumulation of transaction prices, land prices, station proximity data, population trends, and disaster risk indicators across Tokyo wards. This pipeline forms the quantitative foundation of the Tokyo Ward Series.
A note on REINS data: GSFArk does not connect to REINS via API. When REINS figures appear, they are cited from publicly released summary reports and other public reference materials only.
Price Calculations
Property prices are generally calculated using:
- Actual transaction prices (ζη΄δΎ‘ζ Ό)
- Average unit price per square meter (γ‘εδΎ‘)
- Publicly available market reports
When estimates are presented, the calculation method is explicitly disclosed.
